Chenoa Guide

What Documents Are Required to Qualify for the Chenoa Fund?

Plan on the same income, asset, and credit package as your FHA 203(b) first mortgage — plus Chenoa second-lien disclosures and a Homebuyer Education (HBE) certificate if all borrowers are first-time homebuyers.

Chenoa Overview

One File, Two Liens — Same Core Docs

Chenoa Fund does not invent a separate documentation universe. Underwriters still need to verify income, assets, credit, identity, and the property for your first mortgage — then layer the Chenoa second-mortgage package on top.

That means paystubs, W-2s or tax returns, bank statements, photo ID, and purchase-contract items should be ready from day one. Special situations (self-employed, gift funds, divorce, bankruptcy waiting periods) add the usual extras.

When education is required for your credit tier or first-time-buyer status, complete the approved course early and upload the certificate so clear-to-close is not waiting on a class.

Frequently Asked Questions

Do I need different docs for Chenoa than for FHA alone?

Most income, asset, and credit docs are the same as your first mortgage. Chenoa adds second-lien disclosures and, when all borrowers are first-time homebuyers, a Homebuyer Education (HBE) certificate.

What if I am self-employed?

Expect two years of tax returns, YTD profit-and-loss, and often business bank statements — same as a standard FHA file. Start those early; they drive the timeline.

Are gift funds documented differently with Chenoa?

Gift letters, donor ability, and transfer trails still apply under first-mortgage rules. We collect them alongside Chenoa paperwork so underwriting sees one complete package.

When should I upload everything?

Within the first few days after contract — ideally the same week disclosures go out. Late documents are the #1 reason Chenoa closings slip.
