Construction Guide

Can VA Finance Construction?

Yes — eligible veterans and service members can finance ground-up construction through VA construction or construction-to-permanent programs when a lender offers them. Many files qualify for $0 down, but the builder, lot, and Certificate of Eligibility must all line up before you break ground.

How VA Construction Financing Works

VA construction loans combine lot purchase (when needed), hard costs, and soft costs into one VA-backed file that converts to a permanent mortgage when the home is complete and passes final inspection. Not every VA lender offers construction — Ryan and Steve match you to a participating investor before you commit to a builder contract.

You need a valid Certificate of Eligibility showing available entitlement. The VA funding fee may apply unless you are exempt due to service-connected disability or other qualifying status. Builder approval, plans, specs, and a draw schedule are submitted with your loan application — construction dollars release in phases, not as a lump sum at closing.

Your next step is a pre-approval review so we can confirm builder, timeline, and entitlement before you order plans.
