When Can PMI Be Removed?

How to Request PMI Cancellation

Do not wait for the servicer if you have already crossed 80% — ask.

  • Check your latest statement for unpaid principal balance
  • Divide balance by original purchase price (or original appraised value)
  • Call your loan servicer and ask for PMI cancellation requirements
  • Provide a new appraisal if they allow current-value removal
  • Confirm the effective date and watch your next payment drop

Ways to Reach 80% Faster

If PMI is eating cash flow, accelerate equity intentionally.

  • Make extra principal payments
  • Apply a lump-sum windfall to principal
  • Refinance into a loan at or below 80% LTV
