What Is an FHA Appraisal?

An FHA appraisal is ordered by your lender and performed by an FHA-roster appraiser. It estimates market value and checks Minimum Property Requirements — safety, soundness, and security — not just what the home is worth. It is different from a home inspection. Ryan and Steve help buyers understand the report and any repair conditions before closing.

What the FHA Appraiser Checks

The appraisal confirms value and that the property meets FHA standards — a two-part review that protects you and the lender.

{[ ["Value estimate", "The appraiser determines market value based on the property, location, and recent comparable sales in the area."], ["Safety, soundness, security", "FHA's three pillars — the home must protect occupants, stand up structurally, and be secure from intrusion."], ["Comparable sales", "Recent closed sales of similar homes nearby are analyzed to support the value conclusion."], ["Property condition photos", "Interior and exterior photos document the home's condition and any items flagged for repair."], ["Occupancy and access notes", "The appraiser confirms the property type, access, utilities, and whether it meets FHA occupancy rules."] ].map(([title, desc], idx) => (

Appraisal vs Home Inspection

Both are important — but they serve different purposes in an FHA purchase.

  • Appraisal: ordered by the lender for value and FHA Minimum Property Requirements
  • Inspection: ordered by the buyer for a detailed look at systems, defects, and maintenance
  • Appraisal is required for the loan; inspection is optional but strongly recommended
  • Appraisal flags safety and health items that must clear before closing
  • Inspection helps you negotiate repairs or decide whether to proceed
  • We recommend scheduling both early in the contract period

Timeline and Tips

Plan ahead so the appraisal does not hold up your closing date.

  • Ordering: we order through an FHA-approved appraiser once you are under contract
  • Access: confirm showings, utilities on, and pets secured before the visit
  • Repair conditions: safety items must be corrected before closing or via escrow
  • Re-inspection: appraiser returns to confirm completed repairs before release
  • Lowball value options: renegotiate price, increase down payment, or walk away if allowed

How We Guide You Through the Appraisal

We stay ahead of the report so value and repair conditions never catch you off guard.

{[ ["Order with the right appraiser", "We use FHA-roster appraisers familiar with local property standards."], ["Prep access and disclosures", "Your agent confirms entry, utilities, and any known property issues upfront."], ["Review the report same day", "We read value and conditions immediately and call you with next steps."], ["Clear conditions for closing", "Repair plans, re-inspections, and final sign-off handled before funding."] ].map(([t, d], i) => (
