What Credit Score Is Required for a HomeStyle® Renovation Loan?

HomeStyle uses standard conventional credit rules — typically starting near 620 for many lenders — with better rates and more flexibility as your score rises into the 680 and 740+ ranges.

What Else Underwriters Review

Score alone does not approve a HomeStyle file. Recent credit events and payment history matter as much as the three-digit number.

  • Late payments

Recent mortgage or installment lates can override a borderline score — especially on high-LTV renovations.

  • Collections & judgments

Medical collections are often treated differently from non-medical; unpaid judgments usually must be resolved.

  • Bankruptcy / foreclosure waits

HomeStyle follows conventional waiting periods — not FHA timelines — after major derogatory events.

  • Thin or nontraditional credit

HomeStyle requires DU Approve/Eligible — manual underwriting is not permitted. Limited tradelines may need seasoning or alternative documentation before DU will approve.

If Your Score Is Not There Yet

A short credit-building plan can open conventional HomeStyle pricing — or we may steer you to FHA 203(k) for an owner-occupied remodel sooner.

Frequently Asked Questions

Is there a special HomeStyle credit score minimum?

HomeStyle follows conventional Fannie Mae credit guidelines — there is no separate \"renovation score.\" Many lenders start around 620, but overlays, LTV, and pricing can push the practical minimum higher.

Is manual underwriting allowed on HomeStyle?

No. Fannie Mae HomeStyle requires Desktop Underwriter (DU) Approve/Eligible — manual underwriting is not permitted. Stronger credit scores improve pricing, but the file must receive a DU Approve/Eligible recommendation.

What if my score is below conventional guidelines?

FHA 203(k) may be a better fit for lower credit with an owner-occupied remodel. Ryan and Steve compare both paths before you lock into a program.

Do all three credit bureaus matter?

Yes. Conventional underwriting typically uses the middle score among the three bureaus for each borrower. Joint applications follow Fannie Mae multi-borrower score rules.
