Which is better — HomeStyle or FHA 203(k)?

Neither is universally better. HomeStyle often wins on PMI cancelation, improvement flexibility, and second-home or investment occupancy. FHA 203(k) can win on lower credit scores and smaller down payments for primary residences. Ryan and Steve run both against your file.

Does HomeStyle require a HUD consultant?

HomeStyle does not use the FHA HUD consultant model. A renovation consultant is required only in Alaska, California, Hawaii, and New York — otherwise not required. You still need licensed contractors, bids, and lender draw inspections.

Can I use FHA 203(k) on an investment property?

Generally no — FHA renovation is for owner-occupied primary residences. HomeStyle can finance investment and second-home renovations when conventional guidelines and reserves are met.

Is mortgage insurance different?

Yes. HomeStyle uses conventional PMI that can cancel with enough equity. FHA MIP often lasts for the life of the loan when you put less than 10% down — a major long-term cost difference.
