DSCR loans underwrite investment properties on rent ÷ PITIA. That makes them a strong fit for self-employed investors, high personal DTI borrowers, and portfolio builders who want to close in an LLC without dragging personal income through underwriting.
They are not for primary residences, deals with weak rent coverage, or borrowers with very thin credit and cash who cannot meet down payment and reserve minimums.

A self-employed contractor buying a $260,000 rental with $2,050/month rent and a 1.18 DSCR may not qualify on tax returns for conventional investment — but clears DSCR at 75% LTV with 700+ credit and six months of reserves.

If you have strong documented income, low DTI, and the property fits agency investment guidelines, conventional may offer lower rates. DSCR wins when personal income docs are messy or you want to skip them.
Bank statement programs qualify on personal deposits. DSCR qualifies on property rent. Choose DSCR when the rental cash-flows cleanly; choose bank statement when personal cash flow is strong but tax returns understate income.
Most investors require roughly 1.0–1.25+ DSCR depending on program. If rent barely covers PITIA, DSCR may not be viable — or may require more down to improve the ratio.
