Jumbo Guide

Is a Jumbo Loan Right for Me?

Jumbo is the right tool when your loan amount clears the conforming limit and your credit, equity, and reserves can support investor overlays. Below is how we decide with Indiana buyers.

Jumbo Overview

Best-Fit Profiles

You are usually a strong jumbo candidate when the home you want requires a loan above the county limit, your credit sits in the mid-700s or better, and you can bring meaningful down payment plus reserves after closing.

Primary and second-home purchases are the most common fits. Investment jumbo works too, but often with more equity and liquidity — and we compare DSCR when personal DTI is the bottleneck.

Program availability and overlays vary by investor.

Frequently Asked Questions

Is a jumbo loan right for me?

Jumbo fits when your loan amount exceeds the county conforming limit and you can meet stronger credit, down payment, and reserve expectations. If your amount fits under the limit, conforming is usually simpler.

Who is a strong jumbo candidate?

Buyers with solid credit (often 700+), meaningful equity or down payment, documented income, and liquid reserves after closing — especially on primary or second homes in higher-priced Indiana markets.

When should I consider another product?

If conforming covers the loan amount, start there. Investment cash-flow qualification may point to DSCR. Self-employed borrowers with heavy write-offs may compare Non-QM alongside jumbo.

Can I switch from jumbo to conforming later?

Yes — many borrowers refinance into conforming after paydown or appreciation brings the new loan under the limit. We plan for that exit when it makes sense.

Not Sure If Jumbo Is Your Best Path?

We compare jumbo against conforming and alternatives so you choose the structure that closes cleanly.
