Can I Do the Work Myself?

Most renovation loan programs require licensed contractors for work paid from rehab escrow. DIY or sweat equity is limited or excluded on many FHA 203(k) and conventional HomeStyle files. Why DIY Is Usually Restricted

Renovation loans disburse funds after inspections confirm that contracted work was completed. Lenders need a licensed party who can invoice, carry insurance, and stand behind the work. Paying a borrower for their own labor creates valuation, liability, and quality-control problems that most programs avoid.

That does not mean you cannot be involved. Many borrowers select finishes, manage timelines, and coordinate trades — while licensed contractors perform the financed labor. Some minor cosmetic items may sit outside escrow if the lender and program allow it, but structural and systems work almost never qualifies as DIY.

Fannie Mae HomeStyle and FHA 203(k) each have their own labor and contractor rules, and lender overlays can tighten them further. Assume contractor labor until Ryan and Steve confirm otherwise for your specific program.
