Additions Are Rehab — Not a Separate Construction Loan

When you roll an addition into a renovation mortgage, the lender treats it as part of the improvement budget on the same property — not a ground-up construction loan. Funds sit in escrow and release as permitted work passes inspection, alongside any other repairs or remodels in the scope.

Because additions change footprint or structure, expect more documentation than a kitchen refresh: drawings, permits, licensed bids, and often a longer completion window. The appraisal must support the home's value after the addition is finished so purchase price plus rehab stay within program LTV limits.

If your project is essentially new construction or a detached ADU with complex zoning, a different construction product may fit better. We flag that early so you do not lose a contract waiting on the wrong program.
