What Homes Qualify for a Renovation Loan?

Renovation financing fits many residential property types — but occupancy, condition, and program rules matter. Ryan and Steve screen the listing before you offer so you are not chasing a home your renovation loan cannot fund.

Property Types That Typically Work

Most renovation purchases are 1–4 unit homes you will occupy — but other residential types can qualify when guidelines are met.

Primary Residence Rules by Program

Occupancy is one of the biggest filters. FHA 203(k) and VA renovation generally require you to live in the home as your primary residence. HomeStyle can also work for second homes and investment properties when you meet conventional occupancy and reserve guidelines.

  • FHA 203(k): owner-occupied primary residence on 1–4 unit properties
  • VA renovation: primary residence for eligible veterans — not pure investment buys
  • HomeStyle: primary, second home, or investment when conventional rules are satisfied
  • All programs: the scope of work must be realistic for the property type and local market
