FHA sets the HECM minimum age at 62 for the youngest borrower on the loan. If you and your spouse both want to be borrowers, both must meet that threshold. The program uses the younger age when calculating the principal limit — so a 62-year-old and a 75-year-old couple is priced using age 62.

That younger-age rule is why waiting a few years can increase available proceeds for some households. Home value, interest rates, and existing mortgage balances still drive the final number — age is one input in the HECM formula, not the only one.

If one spouse is under 62, they typically cannot be a borrower on a standard HECM. Non-Borrowing Spouse protections may allow a younger spouse to remain in the home after the borrower dies or permanently leaves, provided program conditions are met.
