A HECM reverse mortgage is for your primary residence only — not a vacation home, lake house, or investment property.

FHA HECM rules require the mortgaged property to be your principal residence — where you live most of the year, receive mail, vote, and pay local taxes. Second homes, vacation properties, and rentals do not qualify.

Snowbirds and seasonal travelers can often still qualify on their true primary home, but you must occupy it as your main residence and keep taxes and insurance current. If you permanently move elsewhere, the loan typically becomes due.
