Instead of proving income with W-2s, pay stubs, and two years of tax returns, bank statement underwriting asks a different question: how much cash actually flows through your accounts?

Lenders review 12 or 24 consecutive months of personal or business statements, average eligible deposits, apply a program expense or deposit factor, and arrive at monthly qualifying income for DTI. Transfer-ins, refunds, and one-time spikes are usually excluded.
