What Sets the Principal Limit

For an FHA Home Equity Conversion Mortgage (HECM), lenders use HUD formulas to set a principal limit — the maximum loan amount available before subtracting existing liens, upfront mortgage insurance, and other closing costs. That limit rises with borrower age and falls when expected interest rates are higher.

Appraised value matters, but so does the FHA national lending limit. If your home is worth more than the current HECM limit, calculations typically use the limit — not the full appraised value — when determining available proceeds.

Any first mortgage or other liens must usually be paid off at closing from reverse proceeds or other funds. Net cash to you is what remains after those payoffs and allowable costs. Mandatory counseling and a financial assessment still apply before closing.
