Monthly Advances From Your Proceeds

A HECM reverse mortgage does not pay you a salary — it lets you receive scheduled monthly advances from the loan's principal limit. Tenure payments continue for as long as at least one borrower lives in the home as a primary residence and meets loan obligations. Term payments provide a higher monthly amount but only for a fixed number of months you select at closing.

Each monthly advance increases the loan balance because interest and ongoing mortgage insurance premium accrue on amounts drawn. The payment schedule is set using your age, expected interest rate, and how much of the principal limit you allocate to monthly payouts versus other options.

Monthly payout options are typically available on adjustable-rate HECMs. You can often combine monthly payments with a line of credit or a modest upfront draw, subject to first-year disbursement limits. This is separate from whether you must make monthly mortgage payments — reverse mortgages generally require no monthly principal and interest payments from you.
