What Is a Line of Credit?

Unlike a lump sum that delivers all available cash at once, a HECM line of credit functions like a standby pool of home equity you can tap when needed. You request draws during the life of the loan — for example, to cover unexpected medical costs, supplement income, or fund home improvements — while continuing to live in the home as your primary residence.

Interest and ongoing mortgage insurance premium accrue only on the balance you have drawn. Undrawn funds remain available in your credit line, and on adjustable-rate HECMs the unused portion may grow over time — a feature unique to the HECM program that fixed-rate lump-sum products do not offer.

A line of credit is typically available on adjustable-rate HECMs and can be combined with a modest upfront draw or monthly tenure/term payments.
