What credit score do I need for FHA 203(k)?

Credit is per AUS for both delegated and non-delegated files — there is no separate renovation score. Many FHA 203(k) files start around 580 for maximum financing (3.5% down), with 500–579 sometimes possible at higher down payment when lender overlays allow. How much down payment is required?

FHA typically allows 3.5% down with qualifying credit. On both Standard and Limited 203(k), purchase LTV is capped at 96.5% of after-repair value and rate/term refinance at 97.75%. Minimum loan amount is $100,000. Down payment is calculated on the total acquisition cost including eligible renovations — not just the purchase price.

Can I qualify with high DTI?

FHA often allows higher debt-to-income ratios than conventional when compensating factors are strong — frequently up to about 50% with automated underwriting approval. The full payment including rehab-related mortgage amount is used in DTI.

Does FHA 203(k) have income limits?

No AMI income caps like HomeReady or Home Possible. You must still document stable income that supports the payment, and the property must be your primary residence.
