Hoosier Homes Guide

Do I Have to Be a First-Time Homebuyer to Qualify?

No. Hoosier Homes does not require first-time homebuyer status — repeat buyers can use the program when they meet credit, income, property, and loan-type guidelines.

Hoosier Homes Overview

Open to First-Timers and Repeat Buyers

Many Indiana DPA programs are reserved for first-time buyers. Hoosier Homes is different: first-time homebuyer status is not required. If you sold a previous home, moved for work, or are buying again after renting, you can still pursue Hoosier Homes assistance.

You still need an eligible first mortgage (FHA, VA, USDA, or HFA conventional 30-year fixed), a primary residence in a participating county, and to clear credit, DTI, and income screens. The home must be occupied within 60 days of closing.

Ryan and Steve flag first-time vs. repeat status early — not because it blocks Hoosier Homes, but because first-time buyers on the file must complete homebuyer education before closing.

What Still Matters for Eligibility

Skipping the first-time rule does not waive the rest of the program screen.

Ryan & Steve will confirm whether Hoosier Homes fits your file and whether education is required before you shop.
