Hoosier Homes does not require you to be a first-time homebuyer — but if any first-time buyer is on the loan, that borrower must complete an approved homebuyer education course before closing.
The certificate becomes part of your underwriting package. Without it, clear-to-close can stall even when credit, income, and DTI already look strong.
Your first mortgage may also require education on its own (for example, certain HFA conventional products). Ryan and Steve tell you which course satisfies both Hoosier Homes and the first lien so you only take what you need.
